Top 3 Most Popular Neighborhoods in Fishers!

Whether you are moving to Fishers or you've lived there all of your life, one thing is for certain for the 76,556 that call it home, you won't find a better community in Indiana to be a part of. At least that's what  Money Magazine thought in 2010 when they named Fishers the 8th best place in America to live. One of the reasons that it's on the top of that prestigious list is due to the stable and affordable real estate market. 

 Fishers is home to 117 individual subdivisions! This can be alot to consider when searching the home market for your dream home. In 2010, Fishers was one of the most active suburbs of Indianapolis selling 1,599 properties. Fishers consists of two Townships: Fall Creek and Delaware. These townships are decidedly different from each other. For example, the average home  in Fall Creek Township sold for $325,888 while the average sales price in Delaware Township was $173,545. The Fall Creek area contains an area referred to by locals as 'Geist' due to the large man-made body of water, 'Geist Reservoir'.  Just like most markets, homes that exist on or near a body of water tend to increase in price due to the economic theory of supply and demand
           Out of all 117 neighborhoods in the Town of Fishers, one stood out as a clear front runner for the most popular neighborhood over the past 6 months according to the volume of home sales. ...And the winner is "Avalon/South Avalon"! With 33 home sales in the past 6 months it's a clear front runner. The Avalon neighborhoods are located in the northeast quadrant of 126th Street and Olio. Only minutes from shopping and dining at popular Hamilton Town Center, easy access to I-69 and positioned directly across the street from Hamilton Southeastern High School, it's easy to see why Fishers residents have chosen this neighborhood over any other in the past 6 months. 
         The average home in the Avalon neighborhood is 4 bedroom/2.5 baths with a total square feet of 3,499, and was built in 2009. The average list price for these sales was $231,028 which ultimately sold for an average of $224,550 which translated, means that the homes in the neighborhood sold for 97% of their list price!  While they averaged 120 days on the market, they also boast the highest price per square feet of the top three neighborhoods at $99/sq ft. Interested in living here? Well you're in luck! There are currently 22 active properties for sale in the Avalon neighborhoods ranging in price from $127,505-$315,355!

Coming in a close second with 27 sales in the past 6 months was Sunblest Farms. This longstanding neighborhood and staple of the community is located just north of 116th street between Hague and Lantern Roads. Within walking distance to unique boutiques and restaurants that Fishers has to offer in addition to Roy G. Holland Memorial Park, it's no wonder so many Fishers residents call this home! With an average list price of $151,502 and sales price of $146,585 it too sells at 97% of the list price. The average home in this neighborhood is a 3 bedroom 2.5 bath two story home built in 1986 with a total of 2890 square feet.  Staying on the market only 83 days, these homes offer one of the lowest cost per square foot on the market in Fishers at $83/sq ft. And finally in 3rd place is Sandstone Lakes with a total of 21 sales in the past 6 months! This popular neighborhood is located on the north side of 116th street just west of Brookschool Road and convenient to both shopping and restaurants and bars. Home sales in this neighborhood over the past 6 months have produced an average list price of $199,974 resulting in an average sales price of $193,505 which, consistent with our other top neighborhoods, translates to a 97% of list, sales price. The average Sandstone home is 4 bedroom and 2.5 bath with 3,249 total square feet built in 2001. With the lowest average days on the market of the three at 82 days it offers an affordable average of $88 per square foot. Only 21 homes on the market currently in Sandstone with list prices between $125,000-$400,000 so there's something for everyone here!
